BEACH 🛶 Hold Harmless Agreement & Liability Waiver Please let me know as soon as possible when you plan on arriving. We’re excited to host you and want to help make your stay as smooth and enjoyable as possible. Please review the information below carefully and don’t hesitate to reach out if you have any questions. 📍 Arrival & Check-In Check-in: 3:00 PM (Any other check-in time must be approved in advance, as the home may be occupied.) Please let me know your estimated arrival time as soon as possible. Front Door Code: XXXX To lock when exiting: press SCHLAGE and be sure the door is fully closed. Upon arrival: Notify me immediately of any issues with the home. 🏡 House Rules (Very Important) NO PARTIES – Only registered guests are allowed (insurance requirement). NO PETS NO SMOKING inside the home or near entrances. Please be respectful of neighbors and keep noise levels down after 10:00 PM. 🚿 Septic System Care (Extremely Important) This home has a delicate septic system. Failure to follow these rules can cause damage and loss of deposit. TOILET PAPER ONLY (No paper towels, wipes, feminine products, trash, or sand). Do NOT put coffee grounds, eggshells, grease, or food down sinks. No garbage disposal – use trash cans and take trash to outdoor bins. Do NOT drive or park on the grass. Do NOT wash sand off in sinks, tubs, or washing machine. Use the outdoor shower before entering the house or using the hot tub. No powdered laundry or dishwasher detergent. ❄️ Refrigerator & A/C Refrigerator: Keep at current setting. Do not overfill. Allow time to cool after stocking. 👉 Please remove all food at checkout. Air Conditioner: Do not set below 75° upon arrival Adjust gradually (2–3° at a time) Minimum temperature: 69°–70° depending on season 🛏️ Furnishings & Linens Pillows, linens, cookware, and dishes are provided for your use. Do not remove any items from the house or take them to the beach. At checkout: Leave linens on beds Place used towels near the washer 🐜 Pests & Nature The home receives routine pest control, but we are on a peninsula. Occasional ants, roaches, mosquitos, or birds are normal. Store food properly and keep areas clean. Bug sightings do not qualify for refunds or relocation. 🎥 Security Camera One exterior camera monitors only the parking area. No cameras are inside the home or in private spaces. 🔥 Outdoor Areas All grilling/cooking must be done downstairs (ground level). High winds are common—use caution with grills. Lawn maintenance may occur during daytime hours. Do not leave belongings outside overnight (coolers, toys, chairs, fishing gear, etc.). 🏖️ Sand Reminder Please remove shoes before entering. Sand inside the house = sand in beds and floors (and no one enjoys that). 🚿 Outdoor Shower & Hot Tub Use the outdoor shower before entering the house or hot tub. Warm water is available. A hot tub waiver and cargo lift waiver must be signed before arrival. ⬆️ Cargo Lift Instructions This is a cargo lift, not an elevator. NO children alone – adult supervision required at all times. Doors to the lift and deck must be latched, not just closed. Lift must be left in the UP (deck) position. Remote is in the small cabinet by the front door. $100 fee for lost remote. 🚗 Beach Driving Valid driver’s license required. Beach permit required ($10/year). DO NOT drive in the water – salt damages vehicles. 🍽️ Local Favorites Tia Juanita’s Stingaree Restaurant Jose’s La Playita (Monday & Tuesday steak specials—call ahead!) ⏰ Check-Out Instructions Check-out: 10:00 AM (Cleaner arrives at 10:30 AM—please be prompt.) Lock all doors and windows. Set A/C to 78°. Start dishwasher with dirty dishes. Remove all food from fridge/freezer. Take trash to outdoor bins. Return lift remote to drawer. Cover and latch hot tub.
